High-Rises Galore!

First up is the Legacy high-rise on Washington Street, a stunning 19-story structure that’s currently under construction. This building is set to house around 240 brand-new apartments, along with a ground-floor restaurant that’s just begging for hungry college students. What’s more, the Legacy apartments are marketed as luxury accommodations tailored for University of Michigan students, with rents starting from a jaw-dropping $2,700 for a studio and about $1,600 for a bed in a five-bedroom unit come fall 2025.

But that’s just scratching the surface. On William Street, a 16-story student apartment high-rise is taking shape with plans to open its doors in the fall of 2026, boasting 202 units! Across town, the Rambler Ann Arbor is on the horizon—this 17-story development on Church Street will cater to students, offering 273 luxury apartments designed for comfortable living.

Legal Hurdles and Expanding Horizons

While the construction boom is thrilling, not every project is moving forward smoothly. A 15-story high-rise called the Five Corners on State and Packard streets is currently caught up in a legal dispute, but we’re hoping for some positive news soon. Meanwhile, the Verve high-rise at 721 S. Forest Ave. is set to open in August, providing a total of 741 beds across 217 apartments. That’s sure to lure in a crowd!

In a twist of excitement, an 18-story tower is in the works on South University, featuring 259 apartments that will include ground-floor retail space. Plus, a neighboring development called Chapter, at the corner of South U and Church Street, is expected to deliver 149 apartments with a whopping 599 beds!

Aiming for Affordability

It’s not all luxurious living, though! Ann Arbor is mindful of its diverse community. A mixed-income high-rise project on the city-owned Y Lot next to the Blake Transit Center is in the pipeline, aiming for 19 stories and 302 units. This project will target households making between 30-80% of the area’s median income, showcasing the city’s commitment to affordable housing.

For those in search of budget-friendly options, keep an eye out for the Dunbar Tower, a six-story development that plans to honor Black history while creating a welcoming community space at Fourth Avenue and Catherine Street. Additionally, developments like Union at A2 and The Grove at Veridian are making strides to provide affordable living alongside several upscale condominiums priced above $1.3 million.

Mixed-Use Developments on the Rise

There are also exciting projects on the horizon that meld residential and retail spaces. One such project is the Vanguard Hotel, a nine-story development that will encompass hotel rooms, apartments, and a fabulous restaurant/bar. Meanwhile, a revitalization of a former DTE property along the Huron River is aiming for a new riverfront park, along with condos and a nine-story hotel, set to uplift that area by spring 2025.

The transformation of the Briarwood Mall site into a four-story residential building with 370 apartments and additional retail options is another highlight for those craving lively neighborhoods. Moreover, the Arbor South project is proposing a mix of over 1,000 housing units and a 150-room hotel, all while replacing pesky surface parking lots.

Time for a Cha-Ching Housing Boost!

With developers eager to meet the growing demand for housing—estimated to be around 10,000 units—it’s a race against time! Plans for nearly 100 market-rate homes and innovative solar-powered quadplexes are on the drawing board, and various townhome projects are taking shape. There’s something for everyone in this bustling construction landscape, ensuring that Ann Arbor remains a vibrant community where everyone can thrive.
