The charming village that was gearing up for a major marijuana business boom is now viewing the former Pinckney Elementary School site through a whole new set of lenses. Yes, that’s right! The property, once expected to become Livingston County’s first recreational marijuana business, is back on the market after plans for a cannabis facility came to a screeching halt.
With a price tag of $3.5 million, the site, located at 935 M-36, is currently a vacant canvas, still adorned with construction wrapping in some parts – a clear sign of what could have been. The ambitious project known as The Means Project aimed to bring a multifaceted cannabis operation, including retail, grow, and processing facilities, to the community. Investors Ahmed and Michael Boomrod had envisioned a bustling hub of activity, but like many projects in this ever-shifting landscape, complications led to disappointment.
Initially, construction was slated to resume by summer due to a legal dispute between partners, but now it’s all stopped in its tracks. The property remains gutted and empty, leaving the community wondering what the future holds. The village did offer a little light at the end of the tunnel in August 2022, granting a final site plan approval and a special land-use permit extension. However, it appears things have since stalled, and now the only things moving are the potential buyers’ interest in other opportunities.
Interestingly, potential buyers are stepping back from the cannabis scene entirely. Instead, they are focusing on new ventures that can still thrive under the current zoning regulations, which allow for research, technology, and office uses. The village is keen to collaborate with any new owner on developing plans that align with their local guidelines. Village President Jeff Buerman has expressed concerns about the site being an “eyesore,” noting that the impacts of halted developments have not been positive for the community’s vibe.
Currently, the three active marijuana business licenses associated with the property remain in limbo. This uncertainty continues to hold back any progress, but there’s a new twist with a separate marijuana microbusiness proposal called Essence, which is being considered for a different location at 1268 E. M-36, showing there’s still some hope for the industry in the area.
The Boomrods poured in extensive investments into the site, and even though the project has not gone the way they planned, the property is still equipped with several important upgrades, including a new roof system and modern plumbing. However, it’s hard to ignore that construction funds were halted earlier in 2023 due to outstanding disputes and invoices totaling around $1.3 million, resulting in several liens against the property.
Before the ambitious plans for The Means Project, the site had seen historical redevelopment proposals ranging from housing projects and charter schools to community centers and even a law enforcement training facility. Yet, none of these visions materialized, leaving locals feeling a bit nostalgic for what could have been.
The village council members have not given up on the site. In a recent meeting, it was revealed that the development project was about 45% complete, with exterior work nearing a remarkable 90%. While things may look gloomy right now, there’s still plenty of room for optimism and creativity in the community. The reopening of the property market not only offers opportunities for new businesses but also brings hope for a revitalized local economy.
